What It Is Like to Live in Chanticleer

Chanticleer is really three sections under one name: an established estate area, a gated amenity section and a newer cottage enclave, each with its own price point, HOA and home style.

Chanticleer at a glance

All three sections share the same rolling, wooded setting near Augusta Road, Prisma Health and downtown Greenville, the same school pattern shown in area listings (Augusta Circle Elementary, Hughes Middle, Greenville High), and proximity to the private Greenville Country Club's Chanticleer Course. Where they differ is price, home size, lot size, home style and HOA structure:

What waking up here feels like

A morning in Chanticleer begins under a canopy that took decades to grow. The streets rise and fall with the terrain, homes sit within mature landscaping and the neighborhood feels distinct from newer, flatter development. Coffee at home can turn into a quick Augusta Road errand, an appointment at a nearby medical center or a downtown lunch without planning the day around a commute.

The community is not dependent on one large amenity campus. Its social life is more established-neighborhood than resort: food trucks, resident communication, gatherings, the Chanticleer Women's Club, the swim club and the repeated familiarity of people who use the same streets and neighborhood institutions.

For golfers and private-club households, the adjacent Chanticleer Course adds another possible layer. It is important to separate the experiences, though: living in the neighborhood does not automatically make someone a Greenville Country Club member.

Who tends to feel at home here

The in-town buyer who still wants space

Chanticleer suits buyers who want a substantial home and wooded lot without moving far from downtown Greenville. The Augusta Road area, city restaurants, shopping and major hospitals remain close.

The established-home buyer

This is not a uniform streetscape. Homes vary in age, architecture, renovation level and setting across the three sections below. Buyers who value character and mature landscaping tend toward Chanticleer proper; buyers seeking a more uniform, amenity-driven layout tend toward Chanticleer Towns or the Cottages.

The socially connected neighbor

The Chanticleer Community Association was formed in 1988 to support communication, quality of life, restrictive-covenant awareness, the Women's Club and social interaction. Dues-paying members receive website access and a printed directory in even-numbered years.

The club-oriented buyer

A resident may separately pursue Greenville Country Club membership or Chanticleer Swim Club membership. That flexibility is useful, but the costs and approval processes sit outside ordinary homeownership.

Chanticleer

Chanticleer proper is the larger, more established section, with the biggest homes, largest lots and highest price points of the three. Listings here describe wooded lots, golf-course views, gated and private-road pockets, mature landscaping, formal living and dining rooms, chef-style kitchens, finished basements, screened porches, pools and 3- to 5-car garages.

Chanticleer Towns

The gated Chanticleer Towns section, centered around Hidden Hills Drive, is the more compact, amenity-focused part of the area. Despite the name, most homes here are classified as single-family, with a couple listed as townhouses. Listings emphasize Charleston-style architecture, brick exteriors, high ceilings (often 9–10 feet), hardwood floors, plantation shutters, two-story foyers, updated kitchens with quartz counters and islands, main-level primary suites in several homes, screened porches, courtyards and attached or detached 2-car garages.

Amenities here are the clearest of the three sections: a gated entrance, private roads, a community pool, tennis courts, pickleball courts and golf-course views, all tied to the Chanticleer Towns HOA rather than the neighborhood-wide swim club described below.

Cottages at Chanticleer

Cottages at Chanticleer is the newest and most uniform section: smaller lots, consistent HOA terms, and homes that are newly built, under construction or to-be-built rather than resale. Listings describe open-concept layouts, main-level primary suites, 10-foot ceilings, chef-style kitchens with large islands and quartz counters, custom cabinetry, beverage centers or wine fridges, dedicated home offices, first-floor laundry, covered front and rear porches and a detached 2-car garage.

Shared amenities

Chanticleer Swim Club

Beyond the section-specific HOAs above, the Chanticleer Swim Club is a separate, opt-in membership open to the wider Chanticleer community rather than a benefit tied to any one section's HOA. The bylaws state a $250 one-time initiation fee for new members, with annual dues set by the Board of Trustees.

Greenville Country Club

The private Greenville Country Club operates the adjacent Chanticleer Course separately from the residential neighborhood. Club membership, initiation, sponsorship or application requirements and recurring dues are additional. Homeownership does not include club access.

The Chanticleer Community Association and special tax district

Two additional layers sit alongside the section-specific HOAs above, and apply across all three sections:

Chanticleer Community Association

The association supports communication, events, neighborhood interests, covenant awareness and the Chanticleer Women's Club. Its public site confirms that dues-paying members receive member benefits, but it did not publish a current Greenville dues amount on the page reviewed.

Chanticleer Community Special Tax District

Greenville County describes a five-member commission appointed by County Council. Its purpose includes security and property protection, litter and health-hazard control along public rights-of-way, and maintenance or promotion of entrance, exit and right-of-way improvements. The resulting charge is a property-tax item, separate from any section's HOA dues or the association's own dues.
